STEP BY STEP GUIDE
ONE: Site identification
We aim to source land directly from landowners, but also via agents where appropriate. We search for sites with or without planning – if, without planning, we look for those with significant planning potential or where we can add value by unlocking difficult situations. Each site will have one key point of contact and a unique strategy to ensure enhanced success and the best result for the landowner.
Two: Team assembly
Each project will require a team of specialist consultants to focus on planning, design, engineering, community engagement and sustainability. These consultants will work in in tandem with our in house experts. All consultants are appointed based on the site’s individual constraints.
Three: Constraints
After establishing the team, we will determine the best strategy to identify and work through any constraints. This often involves surveys of the land, existing trees, ecology, utilities and drainage and highways matters. Once the constraints are known we will work with the consultant team to find the most cost-effective solutions.
FOUR: community and local
Engagement
It is important to engage with the local consultee groups and residents at an early stage to understand thoughts and feelings with regards to proposed development and local matters. In addition, we hold meetings with the Local Authority about the proposals. Discussing with these bodies will ensure that we create a strategy that best fits the local area and minimises objections during the planning process.
Five: Planning application
Having discussed the strategy with the relevant organisations, we will submit an application suitable for the site and maximise returns for the landowner. During the process we never stop communicating with local stakeholders to help ensure a smooth transition through the planning process.
Six: consent and purchase
Now we have planning in place, Antler Homes will work swiftly with the landowner to purchase the land as per agreed terms.

When acquiring land we adopt an open, honest and trustworthy approach. We have the ability to act quickly to resolve complex technical and planning issues and undertake a detailed evaluation of sometimes complicated and challenging sites. As a very well-funded privately owned company, we can make decisions promptly and exchange contracts quickly and unconditionally.
We can acquire land with planning permission, or work with the landowner to gain consent, and are keen to enter into joint venture arrangements to develop sites together with owners.
Effective introductions will always be recognised and we are keen to hear from any landowners or land agents with potential development land for sale or joint venture.
